<br />PART VIII. OPERATIONAL STANDARDS <br /> <br />1. Unless herein permitted to the contrary, all commercial activity shall be <br />conducted within a building. <br /> <br />2. All activity on the site shall be designed, built, operated, and verified in <br />compliance with the mitigation monitoring program of the certified final <br />Environmental Impact Report for this project. <br /> <br />3. Should special assessment, Mello Roos, or other financing be utilized, <br />written disclosure of such financing shall be disclosed in writing to all <br />purchasers and lessees within the project. <br /> <br />4. The following studltes _ reviewed, approved and from time to time <br />modified and approved by the City shall be implemented and maintained <br />throughout the project: <br /> <br />Trash operations plan <br />Security plan <br />Shared parking analysis <br />Parking operations plan <br /> <br />5. All residential units within the project shall be built, subdivided and sold <br />for individual ownership. <br /> <br />6. All trash consolidation areas within the project including residential shall <br />be maintained and operated for the recycling of solid waste materials to <br />the satisfaction of the Public Works Agency. <br /> <br />7. The trash pick-up operational plan (letter agreement with the City) shall be <br />incorporated into the CC&R's of the project. In addition, funding for <br />private ear! pick up of trash from the individual townhouses to a central <br />point shall be established prior to building occupaney. <br /> <br />8. All circulation and parking operational procedures for the entire project <br />including but not limited to the bollards, security gates, loading zones, <br />reverse traffie lanes, parking management, >ralet and trash pick-up shall be <br />maintained by the project management and included by reference in the <br />CC&R's. <br /> <br />9. The CC&R's shall include provisions to prohibit the construction of walls <br />in the townhouse.fe.w: .car garage that will disrupt the ability to park <br />resident and guest vehicles in all four __spaces. <br /> <br />10.
