The map <br />is designed to be in compliance with the applicable development standards <br />found in Chapter 34 and the Specific Development document. <br /> <br />Site Plan Review <br /> <br />Santa Ana Municipal code requires a review by Planning Commission of all <br />plans within a specific development area to ensure the project is in <br />conformi ty with the specific development standards. The review also <br />ensures that the buildings, structures and grounds are in keeping with the <br />neighborhood and will not be detrimental to the development of the <br />specific development zone. The proposed project is in compliance with all <br />applicable development standards including the General Plan, Municipal <br />Code and the City Place Specific Development Plan (SD-59), as amended. <br />Additionally, the proposal is in keeping with the surrounding area and <br />will improve the desirability of investment in the City. Finally, the <br />project has been determined to be in compliance with applicable parking, <br />landscaping and architectural provisions governing the project. <br /> <br />The City Place development project will enhance and provide a positive <br />improvement to the north Main Street districts through the development <br />of a significant vacant parcel of land at Main Street and Memory Lane. <br />The development of this site with high quality design, materials and <br />finishes, the inclusion of a public art and plazas, and the creation of <br />a physical and visual link along the Main Street commercial corridor and <br />the Main Place Mall will help in energizing and strengthening this <br />northern gateway area. The proj ect will reinforce an active, vibrant <br />urban lifestyle envisioned within the District Center designation of the <br />General Plan. Additionally, the project will be of direct benefit to the <br />community by providing additional housing and service opportunities in the <br />City. The project addresses many goals and policies of the General Plan <br />by assisting in the growth of an economically viable corridor, provision <br />of a variety of residential land uses and the construction of a high <br />quality development project. <br /> <br />75A-42 <br />
