<br />KO - 1/28/05 <br /> <br />RESOLUTION NO. 2005-015 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA APPROVING TENTATIVE <br />TRACT MAP NO. 2004-07 AS CONDITIONED FOR <br />THE PROPERTY LOCATED AT 419 SOUTH <br />NEWHOPE STREET (COUNTY MAP NO. 16775) <br /> <br />BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SANTA <br />ANA AS FOLLOWS: <br /> <br />Section 1. The City Council of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br /> <br />A. <br /> <br />B. <br /> <br />Tentative Tract Map No. 2004-07 seeking to divide the existing <br />1.67 -acre site into eight parcels at 419 Newhope Street came <br />before the City Council of the City of Santa Ana for a duly noticed <br />public hearing on February 7, 2005. At that time the City Council <br />considered all testimony, written and oral. <br /> <br />The Planning Commission of the City of Santa Ana held a duly <br />noticed public hearing on January 24, 2005, on Amendment <br />Application No. 2004-05 and Tentative Tract Map No. 2004-07 and <br />determined by a vote of 6:0 (Leo absent) that the City Council <br />approve Tentative Tract Map No. 2004-07 as conditioned. <br /> <br />The City Council of the City of Santa Ana determines that the <br />following findings have been established: <br /> <br />C. <br /> <br />i. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density <br />Residential land use designation of the General Plan and are <br />otherwise consistent with all other elements of the General <br />Plan and any applicable specific plans. <br /> <br />ii. <br /> <br />The proposed subdivision will result in eight single- <br />family residential units in conformance with the <br />density for this land use designation. <br /> <br />The proposed project, as conditioned, conforms to all <br />applicable requirements of the zoning and subdivision codes <br />as well as other applicable City ordinances. <br /> <br />The proposed project, as conditioned, conforms to all <br />provisions of the R-1 zoning district with respect to lot <br />size, frontage and setbacks. <br /> <br />Resolution No. 2005-015 <br />Page 10f 7 <br />
