<br />Conditions for Approval for Conditional Use Permit No. 2004-28 <br /> <br />Conditional Use Permit No. 2004-28 is approved subject to compliance to the <br />reasonable satisfaction of the Planning Manager, with all applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, <br />the Uniform Building Code, and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this conditional use permit. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the life <br />of the conditional use permit. Failure to comply with each and every condition may result <br />in revocation of the conditional use permit. <br /> <br />A. <br /> <br />Plannina Division <br /> <br />1. <br /> <br />Comply with all conditions and requirements from the Development <br />Review Committee (DRC) for the development project (DP 03-48). <br /> <br />2. <br /> <br />The appropriate electronic device shall be installed on the commercial <br />portion of the site to ensure all store carts be kept within the retail area <br />including the surface parking area. <br /> <br />3. <br /> <br />Any amendment to this conditional use permit must be submitted to the <br />Planning Division for review. At that time, staff will determine if <br />administrative relief is available or the conditional use permit must be <br />amended. <br /> <br />4. <br /> <br />The buildings shall be of wood or steel construction with a quality and <br />durable exterior materials as shown on the architectural plans, material <br />boards and material specifications submitted for this project. <br /> <br />5. <br /> <br />The project shall be constructed in compliance with Santa Ana Municipal <br />Code Chapters 8 and 41 pertaining to live-work units. <br /> <br />6. <br /> <br />Prior to issuance of building permits, the interior building amenities shall be <br />submitted for review by the Planning Division. The amenity package <br />submitted for review shall include but not be limited to flooring, staircase <br />railings, doors and hardware, kitchen appliances and cabinetry, dual bowl <br />sinks and fixtures tile walls, tiled showers enclosures and kitchen <br />countertops of stone tile or stone slab, or their equivalent. At minimum the <br />amenities will include the equivalent or higher grade of a General Electric <br />Monogram Series product line for the kitchen appliances.
