PUBLIC HEARING - NEGATIVE Mayor Garthe announced <br />DECLARATION & AMENDMENT that this was the time <br />APPLICATION NO. 729 and place for the public <br /> hearing of Amendment <br />Application No. 729 filed by James A. and Florence B. Lukens <br />to rezone the property located approximately 605 feet south <br />of Edinger, east of Raitt Street, between Pomona Street and <br />West St. Andrew Place, from A1 General Agriculture to the <br />R1-PD District Single Family Residential-Planned Develop- <br />ment. <br /> <br />The Senior Planner stated that the proposed <br />in conformance with the General Plan and has <br />by Planning Commission Resolution No. 6074. <br /> <br />zone change is <br />been recommended <br /> <br />Mr. Hugh Foreman, 2530 North Grand, represented the developer <br />of the property. He stated that a patio home development <br />was planned for the area which would be an asset to the com- <br />munity; that it would not increase the traffic load because <br />all of the automobiles in the development will exit or enter <br />from Raitt, a four-lane highway. <br /> <br />Mr. Seymour Braverman and James Lukens also spoke in behalf <br />of the applicants anwering questions regarding the proposed <br />development. <br /> <br />The Nega'tive Declaration was received and filed on the motion <br />of Councilman Evans, seconded by Councilman Yamamoto and <br />unanimously (7-0) carried. <br /> <br />Ordinance No. NS-1279 as follows was placed on first reading <br />on the motion of Councilman Evans, seconded by Councilman <br />Yamamoto and carried (7-0) unanimously: <br /> <br />ORDINANCE NO. NS-1279 - AN ORDINANCE OF THE CITY <br />OF SANTA ANA APPROVING AMENDMENT APPLICATION NO. <br />729 FILED BY JAMES A. LUKENS AND FLORENCE B. <br />LUKENS TO REZONE PROPERTY FROM THE A 1 DISTRICT <br />TO THE R1-PD (PLANNED DEVELOPMENT) DISTRICT, AND <br />AMENDING SECTIONAL DISTRICT MAP 23-5-10. <br /> <br />CA 10 <br /> <br />CONDITIONAL USE PERMIT 75-13 The Negative Declaration <br />JAMES A. LUKENS and the Planning Commis- <br /> sion Finding of Fact <br /> were received and filed <br />on the following, on the unanimously approved (7-0) motion <br />of Councilman Ward, seconded by Councilman Yamamoto, with <br />the additional condition that sidewalks be installed along <br />the east side of Raitt Street for the full length of the <br />property: <br /> <br />CUP 75-13 - JAMES A.
