<br />8. Provision of off-street parking sufficient to service the <br />development, consistent with the mix of uses contained in the <br />project; <br /> <br />9. Provision or replacement of public streets, sidewalks, sewers, <br />storm drains, traffic signals, lighting systems, and other public <br />facilities and improvements, as necessary; and <br /> <br />10. Opportunities for cultural amenities and facilities serving the visual <br />and performing arts which are open for public patronage. <br /> <br />11. A landmark mixed-use project along north Main Street across from <br />Main Place Mall. <br /> <br />12. Maintain the existing streetscape pattern including sidewalk <br />design, mature trees and light fixtures. <br /> <br />13. Introduce a mixture of multi-family housing types to the district. <br /> <br />14. Provide a mixed-use project in scale and character with established <br />commercial and residential structures along the north end of the <br />district. <br /> <br />15.
