<br />. <br /> <br />. <br /> <br />. <br /> <br />B. <br /> <br />MAJOR COMMERCIAL REHABILITATION PROGRAM - STATUS REPORT <br /> <br />Recommendation: <br /> <br />Receive and file., <br /> <br />Commission Recommendation: <br /> <br />Not applicable. <br /> <br />END OF CONSENT CALENDAR <br /> <br />3. <br /> <br />EXCLUSIVE RIGHT TO NEGOTIATE <br /> <br />A. <br /> <br />NORTH MAIN STREET DEVELOPMENT <br /> <br />Recommendation: Grant Oxford West Development Company <br />a six month exclusive right to negotiate for the <br />development of an 18 acre site bounded by Main Street <br />on the west, Town and Country Center on the north, <br />Lawson Way on the east and the northerly residential <br />subdivision on the south facing Owens Drive, subject <br />to the agreement by the developer of the following <br />conditions: <br /> <br />1. <br /> <br />That the developer agrees to pay one-half the <br />cost of necessary appraisals and economic feasi- <br />bility studies estimated to be $12,500; <br /> <br />2. <br /> <br />That the developer agrees to proceed toward the <br />joint preparation of a Disposition and Develop- <br />ment Agreement based on the understanding that <br />the developer will pay the full market value <br />for the property as established by the Agency's <br />appraiser as an advance prior to the close of <br />escrow; <br /> <br />3. <br /> <br />That the developer agrees to proceed toward the <br />joint preparation of a Disposition and Develop- <br />ment Agreement based on the terms and conditions <br />contained in the Transportation Systems Improve- <br />ment Agreement, dated March 21, 1981, between <br />the City of Orange and City of Santa Ana; <br /> <br />That the developer agrees to confer in good <br />faith with surrounding property owners on spe- <br />cific elements of the development plan. <br /> <br />4. <br /> <br />Commission Recommendation, <br /> <br />Same as above. <br /> <br />-2- <br />
