<br />I <br /> <br />. <br /> <br />Mr. John MacLaurin of Urbatec then spoke on behalf of his <br />firm and the project. He stated that they are presently <br />arranging long-term leases with Boy's Market, and Sav-On <br />Drug and were negotiating with McDonald's and pioneer <br />Chicken. He added that they were also negotiating with a <br />major lending institution as occupants of the major pad in <br />the site. He pointed out that Urbatec had worked very hard <br />to bring this development to Santa Ana and hoped that their <br />efforts would not be in vain because of something over which <br />they had no control. <br /> <br />In response to a query from Chairman Luxembourger, staff <br />reported that there were no written communications. The <br />Chairman then asked that all members of the public wishing <br />to speak in support of the proposed sale of the A-lO site to <br />step forward to the podium and limit their comments to 5 <br />minutes. <br /> <br />Mr. David Fraunfelder addressed the Agency, stating that the <br />neighborhood needed this shopping center badly and urged the <br />Agency to accept the Urbatec proposal for the A-lO site as <br />presented without any alterations. <br /> <br />. <br /> <br />Chairman Luxembourger then asked those persons disagreeing <br />with the proposed sale to step forward to the podium and to <br />limit their comments to 5 minutes. <br /> <br />Ms. Nanette Levschel stated that she was present to <br />introduce those who wished to speak on behalf of Mr. Pulido, <br />owner of the Ace Muffler Shop. Those speaking against the <br />sale were: <br /> <br />Dr. John Diamond, Chief of Staff for St. Jude's Hospital, <br />who stated that he had known the Pulido family for many <br />years and found their integrity and honesty to be <br />unquestioned. He added that, in his opinion, their <br />business, Ace Muffler, was a credit to the community and he <br />hoped the Agency would find in favor of the Pulido family. <br />He asked Mr. Pulido to stand and pointed out that, since Mr. <br />Pulido did not feel that his English was good enough to <br />address the Agency, he had asked others to speak for him. <br /> <br />. <br /> <br />Mr. Joe Pulido, operations manager for Ace Muffler, then <br />addressed the Agency and pointed out that Ace Muffler was a <br />successful business and an asset to Santa Ana. He added <br />that their sales were up 50% and that they showed gross <br />sales in excess of a quarter of a million dollars. He <br />stated that, in his opinion, there were alternatives to the <br />proposal for the site as presented by Urbatec. He then <br />introduced Mr. Miguel Pulido and asked him to outline these <br />alternatives. <br /> <br />3. <br /> <br />-al <br />
