<br />. <br /> <br />. <br /> <br />. <br /> <br />....:. <br /> <br />ATTACHMENT NO. 4 <br /> <br />SCOPE OF DEVELOPMENT <br /> <br />Land Use and Design Objectives <br /> <br />The Redeveloper shall develop the Property for high density <br />multi-family rental housing for low and moderate income persons <br />pursuant to Revised Section 23 of the Housing Act of 1937. Said <br />housing shall consist of highrise and garden apartments. The <br />development shall show a high quality of site planning and <br />architectural design which provides for individual and family <br />privacy and a pleasing, safe and well maintained residential <br />environment. The complex of apartments shall display individual <br />expression, but shall maintain certain unifying characteristics <br />of structure, materials, color and landscaping which identify <br />all elements of the development as part of a larger single en- <br />tity and, in turn, compatible with the total Redevelopment <br />project. <br /> <br />All structures shall comply with the Minimum Property Standards <br />of the Federal Housing Administration. <br /> <br />Building Controls <br /> <br />The Redeveloper shall construct two residential buildings with <br />a total of 200 dwelling units and a community center on the <br />Property. One residential building shall be nine stories in <br />height with 116 dwelling units; the other shall be three stories <br />with 84 dwelling units. The community center shall contain <br />approximately 4,300 square feet of floor area. The amount of <br />land which may be covered by buildings shall not exceed 29.8 per- <br />cent of the Property. <br /> <br />The minimum setback from all property lines shall be as follows: <br />First Street - 60 feet; Birch Street - 15 feet; Ross Street - <br />34 feet; and Second Street - 0 feet. <br /> <br />Parking <br /> <br />Redeveloper shall provide a m1n1mum of 66 spaces of on-site park- <br />ing for the entire development. All parking areas shall be de- <br />. ;:siqned and improved in accordance with applicable sections of .'. . ' <br />the Santa Ana Municipal Code.
