<br />. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />MICHAEL MARSTON <br />Page Two <br /> <br />-- Private sector consulting experience on commercial and residential <br />projects, including clients such as Home Savings and Loan Association, <br />~iser Aetna, Inland Steel Development Corporation, Terra California <br />(Rossmoor, Walnut Creek), Yerby Corporation, Lone Star Industries, <br />Del Monte CCirporation, American Factors (Amfac) , Macy's, and Embar- <br />cadero Center (a joint venture of David Rockefeller and Associates, <br />Trammel Crow, PIC Realty Corporation, a subsidiary of the Prudential <br />Insurance Company of America, and John Portman and Associates. <br /> <br />Mr. Marston has supervised and undertaken a wide variety of assignments. <br />A partial list of specific projects includes: <br /> <br />-- Economic impact analysis on the relocation of a town as a result of <br />a new powerhouse at Bonneville Dam (for the Army Corps of Engineers), <br />Washington. <br /> <br />Analysis of housing needs versus housing affordability in the City of <br />Santa Rosa. <br /> <br />-- A study to analyze the business climate and opportunities for job <br />development in the State of California and to develop recommendations <br />and actions calculated to enhance the State's advantages and to over- <br />come its current concerns, conducted for the California Roundtable. <br /> <br />-- Economic and financial feasibility of land use projects in the <br />Irvington and Niles areas of Fremont, California. <br /> <br />-- Development alternatives evaluation of a 755 acre parcel of varying <br />terrain located adjacent to Gilroy on the west. The evaluation was <br />in terms of residential alternatives for the property owner consistent <br />with the regulatory and policy objectives of the public agencies with <br />jurisdiction over the property. <br /> <br />-- An in-depth analysis to develop a broad range program for the de- <br />velopment of market rate housing in the Fresno Central Area. Major <br />tasks included an in-depth market analysis, designation of appropriate <br />development sites and financial analysis. The key issue was the iden- <br />tification of what is required to introduce market rate housing in the <br />city center. Special emphasis was placed on introducing new market <br />rate housing adjacent to and in conjunction with the rehabilitation of <br />the "old town" mixed use area. <br /> <br />-- Market evaluation, financial feasibility analysis and coordination with <br />affected public agencies to establish the development program, including' <br />preparation of the development concept plan (which was the basis for the <br />revision of the general plan) for a 250 acre parcel located adjacent to <br />the Sacramento River, in Redding, California. <br /> <br />-- Market analysis of 39 acre parcel located in Fremont, adjacent to a <br />proposed regional park, to identify demand for, and probable timing of, <br />development of the property for residential uses including apartments, <br />townhouses and single family homes. <br /> <br />Keyser Marston ASSOCi~Ac. <br />
