<br />b. <br /> <br />c. <br /> <br />d. <br /> <br />5. <br /> <br />Open Space <br /> <br />a. <br /> <br />Parking has been calculated utilizing the Urban <br />Land Institute methodology for shared parking. As <br />such, the following square footage can be utilized <br />within the commercial area of the City Place <br />development project: <br /> <br />I. <br /> <br />For the first 23,300 square feet of restaurant, <br />33,800 square feet of retail, the parking <br />requirement shall be 410 parking spaces. <br /> <br />n. <br /> <br />Any additional development above item <br />4A.a. i. shall be parked pursuant to the <br />City's parking standards then in effect. <br /> <br />Parking Setbacks <br /> <br />1. <br /> <br />Internal Loop Road: <br /> <br />The minimum required setback for the <br />parking area is 15 feet as measured from edge <br />of sidewalk. <br /> <br />Screening <br /> <br />All appurtenances shall be located outside any <br />required setback and shall be screened from view. <br /> <br />Landscaping: <br /> <br />1. <br /> <br />Landscaping throughout the project shall be <br />in compliance with the landscape plan <br />attached. <br /> <br />n. <br /> <br />The landscape plan shall be fully <br />implemented prior to the issuance of any <br />certificate of occupancy. <br /> <br />A minimum ground level open space shall be provided at a <br />minimum rate of 60 square feet per unit.
