All mechanical equipment <br />shall be screened from view in an architecturally integrated <br />manner. <br /> <br />4. <br /> <br />All residential units shall be separately metered for electrical, gas <br />and water service. <br /> <br />5. <br /> <br />Sanitary sewer, stonn drainage and water service shall be designed <br />as a private system on-site. There shall be private water meters as <br />outlined in Section 34-313.5 of the Santa Ana Municipal Code. <br /> <br />6. <br /> <br />The utility lines in the townhouse drive aisle shall be laid out so as <br />to not prevent the planting of trees and other landscape material in <br />the drive aisle area. <br /> <br />Maintenance. <br /> <br />The entire project shall be maintained to exceed community standards for <br />attractive and sanitary conditions. The CC&Rs for the project shall set <br />forth the maintenance procedures applicable to the project. A <br />maintenance agreement approved by the Executive Director of Public <br />Works Agency shall be executed with the City for the maintenance of <br />special pavement treatment, planting, street lights, etc. in the public right- <br />of-way and in required easement areas. This agreement shall be executed <br />with the City prior to recordation of any subdivision map and included or <br />referenced in the CC&Rs for the project. <br /> <br />17 <br />
