<br />c. <br /> <br />D. <br /> <br />7. <br /> <br />Lighting along the Concourse Drive shall be carried out as part of <br />the unified scheme to help create festive recreational atmosphere. <br /> <br />On-Site Building Lighting. <br /> <br />1. <br /> <br />Service area lighting for large uses shall be contained within <br />service yard boundaries with light sources concealed. <br /> <br />2. <br /> <br />Building illumination and architectural lighting will be creative <br />and reinforce the design theme. Indirect wall lighting or "raw wall <br />washing" overhead downlighting, will be utilized throughout the <br />commercial development. <br /> <br />3. <br /> <br />In residential areas, warm simple lighting will be employed. These <br />components could include uplighting of building entrances and <br />courtyard trees, subtle soft lighting effects, washing of walls with <br />light from concealed ground sources. <br /> <br />4. <br /> <br />In residential areas the use of specialized lighting effects such as <br />neon and internally illuminated signs shall be avoided as shall any <br />blinding, bright or flashy effects. <br /> <br />5. <br /> <br />Lighting shall not cast any glare onto adjacent lots and streets <br />outside the perimeters of the City Place project in such a manner as <br />to decrease the safety of pedestrian and vehicular movement. <br /> <br />6. <br /> <br />Architectural lighting should be used to articulate the particular <br />building design. <br /> <br />Required Minimum Maintained Illuminance Levels shall be Per Santa Ana <br />Municipal Code and approved by the Police Department. <br /> <br />Ordinance NS-2676 <br />Page 38 of 39 <br /> <br />31 <br />
