<br />. <br /> <br />. <br /> <br />. <br /> <br />City Place <br />Focused Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />The adverse impacts of the City Place project related to School Services will be minimized with <br />the implementation of project enhancement measure P-2. <br /> <br />4.3.3 <br /> <br />Impacts Related to Utility Service Systems <br /> <br />Findings Related to Utility Service System Imoacts <br /> <br />Changes, or alterations have been required in, or incorporated into, the project wbich avoid or <br />substantially lessen the environmental effect as identified in the EIR. <br /> <br />Facts in Suoport of the Finding Related to Impacts to Utility Service Systems <br /> <br />As discussed in Section 4.8 of the EIR, implementation of the City Place project would increase <br />the demand for utility service systems. However, the impact would not be significant. The <br />implementation of project enhancement measures U-I through U-5 would minimize potential <br />impacts to utility service systems. <br /> <br />U-I <br /> <br />The applicant shall coordinate with the utility companies serving the site to establish <br />service connections prior to construction <br /> <br />U-2 <br /> <br />Any pre-existing underground utilities at the site shall be located prior to construction <br />and abandoned or removed in accordance with state and local codes and regulations. Any <br />utility trenches shall be backfilled under the observation and testing of tbe resident <br />engineer or inspector. <br /> <br />U-3 <br /> <br />The Applicant shall coordinate with SCE to incorporate energy savings programs in the <br />construction and operation of the City Place project to ensure that energy savings <br />technologies are incorporated into the design and operation of the project. <br /> <br />U-4 <br /> <br />The applicant shall coordinate with SCE to incorporate energy savings programs in the <br />construction and operation of the City Place project to ensure that energy savings <br />technologies are incorporated into the design and operation of the project. <br /> <br />U-5 <br /> <br />The Applicant shall pay its fair share of necessary telephone improvements including a <br />main conduit structure to bring lines into the project site.
