This agreement proposes to construct numerous <br />improvements in and around the Sandpointe neighborhood in addition to the <br />mitigation measures and conditions of approval imposed by the City for <br />their respective developments. The improvements will result in a total <br />cost of approximately $8.7 million, of which Geneva Commons shall <br />contribute approximately $1 million. The Redevelopment Agency's <br />obligation (from future tax increment) shall not exceed $5 million, with <br />Nexus Development responsible for contributing the remaining $2.7 million. <br />The primary improvements referenced in the five party agreement include: <br /> <br />a. The demolition and construction of a new 8-foot high painted <br />block wall with landscaping on Main Street from Murphy Avenue <br />south to Sunflower Avenue, and on Sunflower Avenue from Main <br />Street to just east of Ross Street ($1.1 million). <br />b. The installation of a traffic signal at MacArthur Boulevard <br />and Birch Street ($200,OOO). <br />c. The replacement of windows for approximately 40 homes that <br />back onto Main Street ($140,OOO). <br />d. Construction of a new loading zone for Taft Elementary School <br />on an adjacent church property ($1 million) . <br />e. Contributing $200,000 to the City for the preparation and <br />implementation of a Neighborhood Traffic Management Plan. The <br />plan will review changes in traffic patterns within the <br />Sandpointe neighborhood after completion of the proj ect and <br />includes construction of appropriate measures to mitigate the <br />increased traffic. <br />f. The undergrounding of utility lines on Main Street, MacArthur <br />Boulevard and Sunflower Avenue (estimated cost of <br />approximately $3.2 million). <br /> <br />Tentative Tract Map <br /> <br />Since Geneva Commons is an exclusively for-sale project, the applicant <br />is requesting approval of a tentative tract map for condominium <br />purposes. Based on a review of the tentative map by the Planning <br />Division and Public Works Agency, the project has been designed to be in <br />compliance with the applicable development standards found in Chapters <br />34 (Subdivision) and 41 (Zoning) of the Santa Ana Municipal Code and the <br />SD-43 zoning document. <br /> <br />75C-14 <br />
