<br />7. Adopt a resolution approving Site Plan Review No. 2004-06 as <br />conditioned. <br /> <br />C. Conditional Use Permit No. 2004-24 has been filed with the City of Santa <br />Ana seeking to allow the construction of a health facility for the use of the <br />project residents. Pursuant to SO-43, Health Facilities are permitted uses <br />subject to the issuance of a Conditional Use Permit. <br /> <br />1. Santa Ana Municipal Code Section 41-638 authorizes the City <br />Council to grant a conditional use permit upon making certain <br />findings. <br /> <br />i. Will the proposed use provide a service or facility which will <br />contribute to the general well being of the neighborhood or <br />community? <br /> <br />The proposed private health facility for the Geneva <br />Commons project will provide a service to the <br />residents by making fitness equipment and <br />community meeting space available for the future <br />tenants. Conditions of approval have been included <br />to ensure the facilities are available for the <br />homeowners only. <br /> <br />ii. Will the proposed use under the circumstances of the <br />particular case be detrimental to the health, safety, or <br />general welfare of persons residing or working in the <br />vicinity? <br /> <br />The proposed health facility will not be detrimental to <br />persons residing and working in the area as the use <br />will not create any negative or adverse impacts but <br />will provide an additional amenity to the Geneva <br />Commons development. <br /> <br />iii. Will the proposed use adversely affect the present economic <br />stability or future economic development of properties <br />surrounding the area? <br /> <br />The proposed facility will be situated within the <br />Geneva Commons development. This amenity will <br />reinforce the economic viability of the project and will <br />assist in identifying the project as a viable residential <br />community. <br /> <br />iv. Will the proposed use comply with the regulations and <br />conditions specified in Chapter 41 for such use? <br /> <br />75C-277 <br /> <br />Resolution No. 2005- <br />Page 2 of 25 <br />
