<br />Geneva Commons Project <br />April 4, 2005 <br />Page 7 <br /> <br />The Geneva Commons project will help preserve the identity and integrity <br />of MacArthur Place as a maj or development area by incorporating high <br />quality design, materials and finishes, public art, and pedestrian <br />linkages to the other MacArthur Place developments. Geneva Commons will <br />help energize and strengthen the southern gateway to the City and will <br />reinforce an active, vibrant urban lifestyle envisioned when the <br />MacArthur Place District Center plan was adopted in 1987. Additionally, <br />the project will be of direct benefit to the community by providing <br />additional housing opportunities in the City. Finally, approval of the <br />development agreement will contribute toward improvements to the <br />surrounding neighborhoods. Therefore, staff recommends that the City <br />Council approve and adopt the Mitigated Negative Declaration and Mitigation <br />Monitoring Program, approve Conditional Use Permit No. 2004-24 as <br />conditioned, Development Agreement No. 2004-03, Tentative Tract Map No. <br />2004-05 as conditioned, Variance No. 2004-11 as conditioned, Zoning <br />Ordinance Amendment No. 2004-05, Site Plan Review No. 2004-06 as <br />conditioned and find the project to be consistent with the purposes of the <br />State Aeronautics Act. <br /> <br />FISCAL IMPACT <br /> <br />The funds necessary for this action will corne from project specific tax <br />increment generated by the development project. <br /> <br />APPROVED AS TO FUNDS AND ACCOUNTS: <br /> <br />*/ J{Jj <br /> <br />Stephen G.
