<br />The project will be in compliance with all applicable <br />provisions of Chapters 34 and 41 of the Santa Ana <br />Municipal Code as well as the provisions of the SD-43 <br />zoning district. <br /> <br />v. <br /> <br />Will the proposed use adversely affect the General Plan or <br />any specific plan of the City? <br /> <br />The proposed project will not adversely affect the <br />General Plan as residential development and ancillary <br />uses are permitted within the District Center (DC) <br />general plan designation. <br /> <br />D. <br /> <br />Tentative Tract Map No. 2004-05 (County Map No. 16556) has been filed <br />seeking approval of a tentative tract map for condominium purposes. <br /> <br />1. <br /> <br />To adopt a Tentative Tract Map, California Government Code <br />Section 66474 requires the following findings: <br /> <br />I. <br /> <br />The proposed project, as conditioned, and its design and <br />improvements are consistent with the District Center <br />designation on the General Plan and are otherwise <br />consistent with all other elements of the General Plan. <br /> <br />Tentative Tract Map No. 16556 is consistent with the <br />land use designation and density prescribed in the <br />General Plan and will have no adverse affect on the <br />surrounding land uses in the area. <br /> <br />il. <br /> <br />The proposed project, as conditioned, conforms to all <br />applicable requirements of the zoning and subdivision codes <br />as well as other applicable City ordinances. <br /> <br />Tentative Tract Map No. 16556 is in keeping with the <br />provisions of the $ite plan review (DP No. 04-26) and <br />Chapters 34 and 41 of the Santa Ana Municipal Code, <br />all of which pertain to the subdivision of land and <br />development standards for the site. <br /> <br />iii. <br /> <br />The project site is physicaily suitable for the type and density <br />of the proposed project. <br /> <br />Tentative Tract Map No. 16556 is proposed for a 3.1- <br />acre parcel of land within the Specific Development <br />Plan No. 43 (SD-43) zoning district.
