<br />Conditions for Approvai for Variance No. 2004-11 <br /> <br />Variance No. 2004-11 is approved subject to compliance, to the reasonable satisfaction of <br />the Planning Manager, with applicablE;> sections of the. $ant¡¡¡ Ana Municipal Code, the <br />CaliforrÜaAdministr¡¡¡tive COde, thl'i UnifQrm Fire Code, the UnifQrmBuiløing Code, and all <br />other applicable regulations. In addition, it shall meet the following conditions of approval: <br /> <br />The applicant must comply with each and every condition IistE;>d below prior to exercising <br />the rights conferred by this variance. <br /> <br />The applicant must remain in compli¡¡¡nce with all conditions listl'idbelow throughout the life <br />of the development project. Failure to comply with each and every condition may result in <br />the revocation of the variance. <br /> <br />A. <br /> <br />Plannina Division <br /> <br />1. <br /> <br />All proposed site improvements must conform with the Site Plan Review <br />approval of DP No. 02-36. <br /> <br />2. <br /> <br />Any amendment to this variance must be submitted to the Planning <br />Division for review. At that time, staff will determine if administrative relief <br />is available or the conditional use permit must be amended. <br /> <br />3. <br /> <br />The finish materials on the lower levels of the residential buildings must <br />consist of a sandstone material subject to the review and approval of the <br />Planning Manager. <br /> <br />4. <br /> <br />A floor plan of each floor showing the layout of the units must be submitted <br />to the Planning Division for review. Units cannot have bedrooms and <br />bathrooms back to an adjacent unit. <br /> <br />5. <br /> <br />A stor"ge plan must be submitted to the Planning Division for approval. The <br />plan shall indicate the location and square footage of storage space for each <br />unit, with a minimum of 128 cubic square feet devoted to each unit. <br /> <br />6. <br /> <br />A Parking Management Plan documenting how the tandem parking stalls <br />will function must be submitted prior to building plan check. Covenants, <br />Conditions and Restrictions (CC&R's) that restrict truck delivery hours to <br />non-peak periods shall be submitted prior to building plan check. <br /> <br />7. <br /> <br />A Sign Program addressing signage on the south elevation of the parking <br />structure must be submitted to the Planning Commission for approval prior <br />to submittal into building plan check.
