<br />February 9, 2005 <br /> <br />Mr. Enrique Legaspi, Vice President <br />Regency Centers <br />555 South Flower Street, Suite 3500 <br />Los Angeles, CA 90071 <br /> <br />LLG Reference No. 2.04.2591.1 <br /> <br />Subject: <br /> <br />Updated Shared Parking Analysis for the Proposed Famsa <br />Expansion Project at Santa Ana Downtown Plaza <br />Santa Ana, California <br /> <br />Dear Mr. Legaspi: <br /> <br />As requested, Linscott, Law, & Greenspan, Engineers (LLG) is pleased to submit this <br />Shared Parking Analysis for the proposed Famsa Expansion project, located within <br />Santa Ana Downtown Plaza in the City of Santa Ana, California. <br /> <br />Santa Ana Downtown Plaza is an existing mixed-use center, currently occupied with <br />a variety of retail, restaurant, and office uses. Famsa, an existing furniture and <br />appliance retail store, will be expanded by 3,881 SF for an overall building size of <br />27,256 SF. At completion of the proposed expansion project, a total on-site parking <br />supply of 505 spaces will be provided. <br /> <br />This report evaluates the parking demands of the existing and proposed land uses at <br />Santa Ana Downtown Plaza. The parking analysis evaluates the project's parking <br />requirements based on current City of Santa Ana zoning codes, the methodology <br />outlined in Urban Land Institute's (ULI) Shared Parking guidelines, and existing <br />parking surveys. <br /> <br />Briefly, Santa Ana Downtown Plaza is forecast to have a parking deficiency based on a <br />parking analysis per City parking codes and ULI's theoretical shared parking <br />methodology. However, these methodologies do not necessarily reflect actual and <br />realistic parking conditions at Santa Ana Downtown Plaza. <br /> <br />As such, a shared analysis based on actual parking surveys at the project site was <br />prepared and indicates that the proposed Famsa expansion project will not adversely <br />impact the parking conditions at Santa Ana Downtown Plaza.
