<br />Mr. Emique Legaspi <br />February 9, 2005 <br />Page 7 <br /> <br />Given the results of the shared parking analysis based on actual parking surveys, the <br />on-site parking supply will be sufficient to accommodate the proposed Famsa <br />expansion project on both the weekday and weekend day. <br /> <br />SUMMARY OF FINDINGS AND CONCLUSIONS <br /> <br />1. Santa Ana Downtown Plaza is an existing 102,046 SF mixed-use development, <br />consisting of a variety of retail, office, and restaurant uses. Famsa, a furniture <br />and appliance retail store, proposes to expand by 3,881 SF for overall building <br />size of 27,256 SF. With this expansion project, Santa Ana Downtown Plaza <br />will have a total building area of 105,927 SF. <br /> <br />2. The project site proposes to provide a total on-site parking supply of 505 <br />spaces. <br /> <br />3. Direct application of City parking codes to the existing and proposed uses at <br />Santa Ana Downtown Plaza results in a total parking requirement of 596 parking <br />spaces. With an on-site parking supply of 505 spaces, a parking deficiency of 91 <br />spaces is anticipated. <br /> <br />4. The Theoretical Shared Parking Analysis indicates that Santa Ana Downtown <br />Plaza will have a parking deficiency for a couple of hours on a typical weekday <br />and weekend day. However, this theoretical analysis is not representative of <br />actual conditions at the project site and may be too conservative. <br /> <br />5. Existing parking surveys at the Santa Ana Downtown Plaza indicates that a peak <br />parking demand of 255 spaces were experienced on a recent weekday. <br />Similarly, a peak weekend parking demand of 298 spaces was experienced on a <br />recent weekend day. These parking demands reflected a parking utilization of <br />50% and 59%, respectively. <br /> <br />6. The Shared Parking analysis based on actual parking surveys indicate that the <br />proposed Famsa expansion project will not adversely impact the parking <br />conditions at the Santa Ana Downtown Plaza.
