<br />BUILDING FORM <br /> <br />Building form shall contribute to the unique characler desired for <br />Midtown's various activity districts. <br />. Cluster taller buildings on Main Slreel from Civic Cenler Drive to <br />Washinglon Avenue, tapering heights and inlensities lowards <br />Washington Avenue, 10 reintorce existing office lowers, and to <br />express the Civic/Professional and Financial Districts' role as <br />employment cenlers. A tower form is most appropliate for Main <br />Street, because il relleets the form of existing oHice structures. <br />There shall be only one new tower of 6 to 8 stories in the <br />Financial District, with other buildings of one and two stories. <br />. Use lower buildings to define and protect pedestrian space and <br />creale an aclivity edge along Main Street and the mid.block <br />extensions of Ninlh, E!eventh and Fourteenth Slieets. <br />. The form and siting of otder structures of character on Broadway <br />north of Washington and Bush (siled on small lots with lront and <br />side yards) shall be reflected by new development and <br />revitalization of existing buildings along these slreets. <br /> <br />Eslablish specific height zones to regulate building height, with the <br />greatest heights on Main Street between Civic Cenler Drive and <br />Washington, intermediale heights on Broadway and on Main Slreet <br />north of Washington, and the lowest building heighls along <br />Broadway and Bush Slieels. (See Exhibit 6, General Building <br />Heighls.) <br /> <br />OPEN SPACE NODES <br /> <br />Main Street shall be accented by two open space nodes, one atlhe <br />inlersection of Tenth, and one at Washington. These nodes are <br />intended 10 provide open space relief in the center of Midtown. <br />These nodes shall be connected by a finear open space strip along <br />Sycamore south of Tenth Street and north of Washington, which will <br />funclion as an integral parl of Midtown's central open space resource. <br /> <br />PEDESTRIAN SPACE <br /> <br />Pedestrian space sheU reinlorce the ground floor activities within <br />districts and provide convenient and allractive routes and social <br />spaces throughout Midtown.
