Conditions have been incorporated into the proj ect to reduce adverse impacts that the proj ect might generate as the result of the after hours operation such as the requiring that pay phones be located within the interior of the store and ensuring that visibility is maintained from the street to the interior of the store will increase the safety of employees and users of the site. The after hours operation of the service station/convenience store, in conjunction with the proposed conditions, will not be detrimental to the health, safety or general welfare of persons working in the area. C. Will the proposed use adversely affect the present economic stability or future economic development of properties surrounding the area? The gasoline service station and convenience store will generate City tax revenue and employment in the community. During the hours proposed, the use provides services to the community and therefore the use will enhance rather than adversely affect the economic development or stability of the area. ~.ijlf 5
