<br />. <br /> <br />. <br /> <br />. <br /> <br />MacArthur Place South Findings and Facts in Support of Findings <br />Environmental Impact Report <br /> <br />the EIR. <br /> <br />Facts in Support of the Finding Related to Aesthetic Light and Glare Impacts <br /> <br />Implementation of project enhancement measures A-I and A-2, provided below, would <br />substantially lessen the adverse impacts of the MacArthur Place South project related to light and <br />glare impacts, to a level that would be less than significant. <br /> <br />A-I Prior to issuance of building permits, the project developer shall ensure that the building <br />plans reflect the following information: outdoor lighting fixtures adjacent to exterior <br />doors and within walkways and parking lots shall generate a minimum 1.0 foot candle <br />level of light during normal operation hours. During non-operating hours outdoor lighting <br />fixtures shall generate no less than .25 foot candle level of light. All lighting shall be <br />directed towards the interior of the project site. <br /> <br />A-2 Prior to issuance of building permits, building plans for the proposed project shall reflect <br />the use of non-reflective building materials to minimize light and glare impacts. <br /> <br />Level of Significance ofImpacts Related to Aesthetic Light and Glare Impacts <br /> <br />The adverse impacts of the MacArthur Place South project related to aesthetic light and glare <br />impacts would be mitigated to below a level of significance based on the implementation of <br />mitigation measures/project enhancement measures A-I and A-2. <br /> <br />4.2.1.2 Potentiallv Significant Adverse Aesthetic Impacts Related to Visual Degradation of <br />Proiect Area <br /> <br />The proposed project would reflect a contemporary architecture design. The design would be <br />consistent with the architectural design exhibited by existing buildings within the project area. <br />The proposed project includes a comprehensive landscape program to accent the architecture and <br />to soften views into the project site. The design of the proposed project with the proposed <br />landscape plan would not lead towards the visual degradation of the project area. <br /> <br />Findings Related to Visual Degradation Impacts <br /> <br />Mitigation measures and/or project enhancement measures have been incorporated into the <br />project, which avoid or substantially lessen the significant environmental effect as identified in <br />the EIR. <br /> <br />Facts in Support of the Finding Related to Visual Degradation Impacts <br /> <br />Implementation of project enhancement measures A-3 and A-4, provided below, would <br />substantially lessen the adverse impacts of the MacArthur Place South project related to visual <br />degradation impacts, to a level that would be less than significant. <br /> <br />Exhibit B <br />Page 15 of38 <br /> <br />Page 15 <br />
