<br />Variance No. 2005-01 <br />June 27, 2005 <br />Page 3 <br /> <br />In conclusion, staff has determined that the proposed office building has <br />been designed to be compatible with the surrounding development in respect <br />to design and height. Additionally, the project complies with the goals <br />and objectives of the General Plan by creating a new development which is <br />harmonious in scale and character with the existing pattern of development <br />in the area and by utilizing high quality design, materials, and finishes. <br />Based on the above analysis, staff recommends the Planning Commission <br />approve the proposed modifications to Variance No. 2005-01 as conditioned <br />(Exhibits 12 and 13) . <br /> <br />CEQA Compliance <br /> <br />In accordance with the California Environmental Quality Act, the proposed <br />project is exempt from further review per section 15303 (c) as the office <br />building does not exceed 10,000 square feet and section 15305 (a), which <br />exempts setback variances that do not create new parcels.
