The project shall remain in compliance with Site Plan Review <br />DP No. 04-101 and all existing conditions of approval as part <br />of Variance 1995-09 as approved on March 18, 1996. <br /> <br />2. Parking reduction may not exceed oeren pcrcent (.J.pprmcim.J.tely <br />95 op.J.ceo) eleven percent (157 parking spaces) . <br /> <br />3. Prepare revised Covenants, Conditions and Restrictions (CC&Rs) <br />and agreements for parking access, property maintenance, sewage, <br />public utili ties and landscaping, reciprocal access easements <br />and agreements, emergency vehicle access, drainage, fire <br />hydrants and sprinkler systems to include the proposed <br />buildings. <br /> <br />5. Submit a revised sign program for the shopping center in <br />compliance with Chapter 41 of the Santa Ana Municipal Code. <br /> <br />6. A lot line adjustment shall be recorded for the removal of <br />existing lot lines located below any proposed buildings. <br /> <br />31A-23 <br />
