<br />Conditions for Modification of Variance No. 1995-09 <br /> <br />Modification to Variance No. 1995-09 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with all applicable sections of the <br />Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire <br />Code, the Uniform Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior <br />to exercising the rights conferred by this variance. <br /> <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the variance. Failure to comply with each and every <br />condition may result in the revocation of the variance. <br /> <br />A. Plannina Division <br /> <br />TRAFFIC, CIRCULATION AND PARKING <br /> <br />1. Parking reduction may not exceed seven percent (approximately 95 <br />spaces) eleven percent (157 parking spaces). (Modified by the <br />Planning Commission on August 8, 2005) <br /> <br />2 On-site circulation is to be designed to accommodate WB-50 semi- <br />trucks which will be making regular deliveries to this site. <br /> <br />3. Prepare revised Covenants. Conditions and Restrictions (CC&Rs) <br />and aareements for parkina access. property maintenance. <br />sewaae. public utilities and landscapina. reciprocal access <br />easements and aareements. emeraency vehicle access. drainaae. <br />fire hYdrants and sprinkler systems to include the proposed <br />buildinas. (Added by the Planning Commission on August 8, <br />2005) <br /> <br />LANDSCAPING <br /> <br />4. Twenty-six 36 inch box trees are to be located at project entry points <br />located along and near public rights-of-way; <br /> <br />5. All parking lot trees are to be a minimum of 24 inch box (in lieu of <br />15 gallon required by code); <br /> <br />6.
