<br />Conditions of Approval for Tentative Parcel Map No. 2005-07 <br /> <br />Tentative Parcel Map No. 2005-07 is approved subject to compliance, to the reasonable <br />satisfaction of the Planning Manager, with all applicable sections of the Santa Ana <br />Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform <br />Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this tentative parcel map. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the parcel map. Failure to comply with each and every condition may result in the <br />revocation of the parcel map. <br /> <br />A. Plannina Division <br /> <br />1. All proposed site improvements must conform to the Site Plan Review <br />approval of DP No. 2004-65. <br /> <br />2. The Final Parcel Map shall be recorded within 90 days of the approval of <br />the final map by the City Council. <br /> <br />3. Two copies of the recorded Final Parcel Map shall be submitted each to <br />the Planning Division, Fire Department, Building Division and Public <br />Works Agency within 10 days of recordation. <br /> <br />4. The applicant shall record a reciprocal easement agreement with the <br />property at 202 East Ninth Street, in a form acceptable to the City Attorney <br />of the City of Santa Ana, for access, egress, ingress, drainage and <br />maintenance prior to or concurrent with the recordation of the final parcel <br />map. <br /> <br />5. The final map shall show Parcel 1 and Parcel A, as shown on the tentative <br />parcel map, combined into a single parcel. <br /> <br />Exhibit A <br /> <br />31A-15 <br />
