Custom light poles and canvas awnings have also <br />been proposed to accent the design of the building. <br /> <br />The proposed proj ect has been designed to meet the City's <br />development standards for eating establishment and retail <br />uses. pedestrian and vehicular circulation has been <br />provided in a safe and usable manner throughout the site. <br />A combination of berms and hedges would be provided in the <br />front yard setback area and along the street frontage to <br />screen the parking area and reduce glare. The vehicular <br />circulation system for the proj ect has been designed to <br />avoid conflicts on-and off -si te. A total of 22 parking <br />spaces would be provided on-site. <br /> <br />ENVIRONMENTAL ANALYSIS <br /> <br />The following is an environmental analysis on the proposed <br />project based on the City of Santa Ana CEQA Environmental <br />Checklist Form. The analysis incorporates by reference the <br />analysis and findings provided in the City of Santa Ana <br />General Plan Land Use Element FEIR 97-01 (SCH 97071058) . <br />For each environmental issue, the analysis identifies the <br />level of impact that is anticipated to occur.
