Additionally, <br />the request includes a tract map in order to consolidate six existing <br />parcels and create 44 residential units for condominium purposes. As <br />proposed, variances are required to allow a reduction from the City's <br />townhouse development standards for parking, height, side yard setbacks, <br />and ground floor access. <br /> <br />Property Description <br /> <br />The development site is rectangular in shape and is approximately 3.1 <br />acres in size. The site is located on the north side of Edinger Avenue, <br />just west of Fairview Street. The site is currently vacant and is <br />located within the Two-Family Residence (R2) zoning district with a <br />General Plan Land Use designation of Low Density Residential (LR-7). <br />The zoning for the subject site allows two-family dwellings and <br />townhomes. <br /> <br />Surrounding land uses include single family residential uses to the <br />north, multiple family residential to the east and west, and Centennial <br />Park to the south (Exhibits 1 and 2) . <br /> <br />Project Description <br /> <br />The proposed project involves the development of 44 townhomes on a site <br />of approximately 134,000 square feet in size oriented towards Edinger <br />Avenue in a courtyard style setting. Each townhome will be two or three <br />stories in height and include a two-car enclosed garage on the ground <br />floor level. Units will range from 989 to 1,690 square feet in size and <br />will consist of two and three bedroom layouts. Vehicular access to the <br />site will occur along Edinger Avenue through a private gated system and <br />include an internal looped drive aisle with access to individual units <br />and parking areas. A total of 142 parking spaces will be provided for <br />the project, with 88 enclosed parking spaces and an additional 54 open <br />guest stalls. As part of the proposed proj ect, the applicant is <br />requesting approval of a variance to allow a reduction in the parking <br />requirements from 4 parking spaces per unit to 3.2 parking spaces per <br />unit. <br /> <br />Amenities such as <br />individual private <br />provided on-site in <br /> <br />a 5,400 square foot recreation and barbeque area, <br />courtyards and a common pedestrian paseo will be <br />order to encourage casual social interaction. <br /> <br />758-4 <br />
