<br />Lonz-Term Stav Hotel <br /> <br />Draft Parkinz Study <br /> <br />3.0 EXISTING CONDITIONS <br /> <br />This section examines the existing conditions at the proposed project site, Woolley's Petite <br />Suites, and the three surveyed hotels for a typical weekday and weekend day. This section <br />includes a parking analysis by comparing the existing observed parking demand and supply to <br />derive parking rates for long-term stay hotels. <br /> <br />3.1 Existing Parking Supply <br /> <br />As discussed in Section 1.1, the proposed project consists of converting an existing Woolley's <br />Petite Suites into the proposed ESA hotel. The existing parking supply at the Woolley's Petite <br />Suites is 190 with an additional 24 parking spaces shared with the neighboring Embassy Suites <br />Hotel to the south. These parking spaces are located on the southeast comer of the lot. <br /> <br />As discussed in Section 2.2.4, P&D conducted parking counts at three long-term stay hotels. <br />The existing parking supply for the ESA hotel in Anaheim is 127 parking spaces for 124 rooms. <br />The existing parking supply for the ESA hotel in Newport Beach is 175 parking spaces for 164 <br />rooms. The existing parking supply for the Homestead Studio Suites in Irvine is 148 parking <br />spaces for 149 rooms. <br /> <br />3.2 Existing Parking Demand <br /> <br />Parking counts were not conducted for the existing Woolley's Petite Suites because they would <br />be converted into an ESA hotel. Table 3.2-1 summarizes the peak parking demand at the three <br />surveyed hotels for weekday and weekend day. Table 3.3-1 lists how many <br />rooms were occupied at each hotel on the day of the parking counts. The hotel occupancy rates <br />at the surveyed hotels were provided by ESA.
