<br />Conditional Use Permit No. 2005-33 <br />February 13, 2006 <br />Page 2 <br /> <br />Since that time the project architect, Mr. Barry Boudreaux of J. Stuart <br />Todd Architects, has worked to revise the plans to address the <br />Commissions' concerns. A floor plan for the mausoleum has been provided <br />that clarifies the location of the windows and shows that no spandrel <br />glass is proposed on any elevation. The stucco finish that appears on <br />certain portions of the community mausoleum has been changed from a sand <br />finish to a smooth plaster finish. The stone veneer has been changed <br />from cultured stone, to a real stone that will match that currently <br />found on the Waverley Church. Window niche details are clarified as <br />being surfaced with granite. The surface finishes of the Orange Blossom <br />Pavilion building have been changed to match the community mausoleum <br />building. Elevations for all sides of the community mausoleum have been <br />provided. The semi -pri vate mausoleums have been revised to eliminate <br />the terra cotta tile and replace it with granite. <br /> <br />The Planning Commission also discussed the need to provide for safe <br />pedestrian crossings between the existing south garden and the new north <br />garden. Given that the crossing location occurs mid-block less than 500 <br />feet from a signalized intersection at Cambridge and Fairhaven, staff in <br />Public Works and Planning worked together to explore options that would <br />achieve a safe pedestrian crossing situation, but would not create a <br />conflict for drivers with the existing signal. Staff has identified two <br />options that could be used to achieve this goal. <br /> <br />Option 1 <br />Crosswalk <br /> <br />Require A Traffic Signal And Fully-Improved pedestrian <br /> <br />The crossing between the south and the north garden constitutes a mid- <br />block crossing for purposes of pedestrian crosswalk design as it is not <br />located at the intersection of two streets, but rather consists of two <br />private driveways. Fairhaven Avenue is a major thoroughfare in the city <br />with a posted speed limit of 45 mph. Creating a safe situation for a <br />pedestrian crossing at this location can only be achieved by the <br />addition of a full traffic signal and crosswalk improvements. The cost <br />for this improvement is estimated at $270,000 and would be the <br />responsibility of the applicant. If the Commission chooses this option, <br />the following draft language lS provided as a suggestion for a new <br />condition of approval: <br /> <br />"The proj ect shall include public improvements at the proposed <br />Fairhaven Avenue entrance including a traffic signal, access ramps, <br />sidewalk, and colored concrete paved crosswalks across all four <br />legs of the intersection, subject to the approval of the City <br /> <br />31A-3 <br />
