<br />Conditional Use Permit No. 2005-33 <br />February 13, 2006 <br />Page 4 <br /> <br />The remainder of this staff report provides project details that were <br />presented at the January 23, 2006 Planning Commission meeting. <br /> <br />DISCUSSION <br /> <br />Request of Applicant <br /> <br />Fairhaven Memorial Park and Mortuary is requesting approval of a <br />conditional use permit to allow the expansion of the existing cemetery <br />operations to property owned by Fairhaven located directly across the <br />street on the north side of Fairhaven Avenue. <br /> <br />Property Description <br /> <br />The project site is an approximately eight-acre rectangular parcel <br />located immediately across the street from the existing Fairhaven <br />Memorial Park and Mortuary, and adjacent to Fairhaven's North Park <br />Expansion located on the northeast corner of Fairhaven Avenue and <br />Cambridge Street. The property is currently in agricultural use and is <br />under lease to a nursery operation. The site also contains an orange <br />grove, which is no longer actively cultivated. <br /> <br />Surrounding land uses include single family residential to the north, <br />existing cemetery to the south, existing cemetery to the west and single <br />family residential houses to the east, including the Campbell House, <br />which will not be altered as part of this project (Exhibits 1 and 2) . <br /> <br />Project Description <br /> <br />The proj ect consists of the expansion of Fairhaven' s existing cemetery <br />operations. In addition to the creation of new grounds for single-depth <br />gravesites, the project also will include the construction of semi- <br />private mausoleums, family estate plots, a pavilion building for <br />services, a new community mausoleum, parking lot, artwork, water <br />features and extensive landscaping. <br /> <br />The project will be constructed in two phases with Phase I improvements <br />beginning immediately following project approval and Phase II <br />improvements by 2008.
