This parcel is located <br />in the Community Commercial (C1) zoning district and has a General Plan <br />land use designation of Low Density Residential at seven dwelling units <br />per acre (LR7). <br /> <br />The existing church is a O. 59-acre through lot with frontages on both <br />Fifth and Sixth Streets. The site is flat and irregular in shape and is <br />presently occupied by a church and a parking lot. The main assembly <br />room contains 526 permanent seats. A total of 108 parking spaces are <br />provided on-site. This parcel is located in the Two-Family Residence <br />(R2) and Community Commercial (C1) zoning district and has a General <br />Plan land use designation of Low Density Residential at seven dwelling <br />units per acre (LR7). <br /> <br />EXHIBIT A <br /> <br />31 B-2 <br /> <br />
