<br />'-' <br /> <br />"wi <br /> <br />In the event Landlord neglects, fails, or refuses to maintain said Premises as aforesaid, <br />Tenant may, notwithstanding any other termination provisions contained herein: <br /> <br />A. Terminate this Lease; or <br /> <br />B. At Tenant's sole option, cure any such default by performance of any act, including <br />payment of money, and subtract the cost thereof plus reasonable administrative costs <br />from the rent. <br /> <br />19. HOLDING OVER. <br /> <br />If the Tenant with the Landlord's consent, remains in possession of the Premises after the <br />expiration or termination of the term of this Lease, such possession by Tenant shall be deemed to be <br />a tenancy from month-to-month at a rental in the amount of the last monthly rental plus all other <br />charges payable hereunder, upon all the provisions of this Lease applicable to month-to-month <br />tenancy. <br /> <br />20. NOTICES. <br /> <br />Whenever under this Lease a provision is made for any demand, notice or declaration of any <br />kind, it shall be in writing and served either personally or sent by registered or certified United <br />States mail, postage prepaid, addressed at the addresses as set forth below: <br /> <br />TO LANDLORD AT: William Larry Day <br />Grand Pet Care Center, Inc. <br />1602 N. Box 1988 <br />Santa Ana, CA 92702 <br />Attn: <br /> <br />A party may change its address by giving notice in writing to the other party. Thereafter, <br />any notice, tender, demand, delivery, or other communication shall be addressed and transmitted <br />to the new address. If sent by mail, any notice, tender, demand, delivery, or other communication <br />shall be effective or deemed to have been given three (3) days after it has been deposited in the <br />United States mail, duly registered or certified, with postage prepaid, and addressed as set forth <br />above. If sent by telefacsimile, any notice, tender, demand, delivery, or other communication <br />shall be effective or deemed to have been given twenty-four (24) hours after the time set forth on <br />the transmission report issued by the transmitting facsimile machine, addressed as set forth <br /> <br />8 <br />
