In addition, Planning Commission approval is required for all construction of new <br />residentlal units, professional buildings, residential additions, and new accessory <br />structures. Planning Commission review is intended to ensure compliance with Heninger <br />Park zoning provisions. Once staff has completed its reviews, the project will be <br />scheduled for a Planning Commission hearing. <br />The Planning Commission will approve, approve with conditions or deny the proposed <br />project based on compliance wlth the Heninger Park zoning provisions and HPADG. No <br />review by the Historic Resources Commission is required for properties that are not listed <br />on the Santa Ana Register of Historical Properties. <br />1. Properties on the Santa Register of Historical Properties <br />Major Modifications <br />Pursuant to Chapter 30 of the Santa Ana Municipal Code, the Historic Resources <br />Commission has authority over projects involving exterior modifications to structures <br />listed on the Santa Ana Register of Historical Properties. The Historic Resources <br />Commission shall ensure compliance with the HPADG and Secretary of Interior's <br />Standards for Rehabilitation. <br />The Planning Commission shall review projects of properties listed on the Santa Ana <br />Register of Historical Properties if the proposed project requires a variance, minor <br />exception or conditional use permit. <br />Minor Modifications <br />City Planning Staff shall review minor modifications to structures listed on the Santa Ana <br />Register of Historical Properties and shall ensure compliance with the HPADG. <br />2. Properties Eligible for the Santa Ana Register of Historical Properties (as identified <br />In Appendix A) <br />Major Modifications <br />Prior to any building permits being issues, City Planning Staff shall review all major <br />modifications for residences determined to be eligible for the Santa Ana Register of <br />Historical Properties to ensure compliance with the HPADG . Planning Commission shall <br />approve the site plans to ensure compliance with HPADG. <br />Minor Modifications <br />City Planning Staff shall review minor modifications to structures eligible for the Santa <br />Ana Register of Historical Properties and shall ensure compliance with the HPADG. No <br />review by the Planning Commission and Historic Resources Commission is required for <br />minor mod cations. <br />Resolution No. 2006-022 <br />Page 14 of 71 <br />
