<br />SECTION 2.0 <br />PROJECT DESCRIPTION <br /> <br />PROPOSED PROJECT <br /> <br />The proposed project is a request for approval of a parcel map <br />to allow for the development of two, 2-story medical office <br />buildings. <br /> <br />EXISTING SETTING <br /> <br />The project site is located at 2000 East First Street at the <br />southwest corner of First Street and Golden Circle Drive. The <br />project site consists of 1.73 acres and is currently vacant. <br />The project site is situated within an urbanized setting and is <br />surrounded by commercial office buildings to the north, east and <br />west, and a school athletic field and the Santa Ana Freeway to <br />the south. <br /> <br />The General Plan designation for the project site is <br />Professional Administrative Office with a maximum Floor Area <br />Ratio of FAR 1.0. The zoning on the project site is General <br />Commercial. <br /> <br />PROJECT DESCRIPTION <br /> <br />The proposed project is a request for approval of a parcel map <br />to allow for the development of two, 2-story medical office <br />buildings. Each building would consist of 11,098 square feet of <br />area for a total combined area of 22, 572 square feet of medical <br />office area. The proposed buildings would be situated on <br />northern portion of the property, fronting along First Street. <br /> <br />Each building would have a footprint size of approximately 5,490 <br />square feet. The maximum Floor Area Ratio (FAR) of the project <br />would be FAR 0.28. The maximum height of each building would be <br />39-feet. A landscape courtyard area would be located between the <br />two buildings. <br /> <br />The proposed project would have two pints of access. The <br />primarily entrance would from a signalized intersection at <br />Golden Circle Drive. The second point of access would be from a <br />driveway located at the western end of the project site. In <br />accordance with the City's parking requirements for medial <br />office buildings a total of 140 parking spaces would be <br />provided. <br /> <br />2 <br /> <br />3~~6 <br />
