<br />i <br />1 <br />, ( <br /> <br />1.0 Introduction <br /> <br />I ' <br /> <br />RK ENGINEERING GROUP, INC. (RK) is pleased to provide this shared parking analysis for the <br />Bristol/Warner Shopping Center in the City of Santa Ana. The development is located at the <br />southeast corner of Bristol Street and Warner Avenue, as shown on Exhibit A. The purpose of <br />this study is to determine existing peak parking demand and develop a shared parking study <br />for the project. The parking within the overall complex is shared in common; therefore, <br />there can be a sharing of parking throughout the development. <br /> <br />r' <br />I <br />l ' <br /> <br />The site will include 78,900 square feet of retail, restaurant, bar, and. services land uses. The <br />existing land uses and sizes are summarized on Table 1. The proposed land uses and sizes for <br />the project are summarized on Table 2. The two new buildings are included as vacant space <br />in the table listing existing land uses. Some tenants may change in the future as shown in <br />Table 2. The site is proposed with 471 parking spaces. The site plan for the project is shown <br />on Exhibit B. <br /> <br />I <br />\ . <br /> <br />I <br /> <br />The site has been fully developed with the exception of the two new vacant buildings. The <br />project currently contains retail, restaurant, bar and services uses. <br /> <br />The project does not provide sufficient on-site parking based upon the City of Santa Ana <br />Parking Code when all of the individual land uses are accounted for. Therefore, the City <br />wants to be sure that the parking demand for the project is adequately accommodated by <br />the available parking. As a result of this, a shared parking analysis has been performed to <br />determine if the parking of individual uses does not occur simultaneously, and therefore, <br />does not create an overflow parking situation. <br /> <br />1-1 <br /> <br />31A~22 <br />
