<br />I <br /> <br />4.0 Findinqs <br /> <br />( <br />! <br />) <br />( <br /> <br />The following findings have been determined by this shared parking analysis: <br /> <br />f , <br />r ~ : <br />1 <br /> <br />The existing Bristol/Warner Shopping Center shopping center includes a total of 78,900 <br />square feet of mixed uses with a total of 471 parking spaces throughout the complex. The <br />site is proposed to include retail, restaurant, bar, and service uses. Based upon the City of <br />Santa Ana Parking Code for individual uses, a total of 495 parking spaces would be required <br />for the Bristol/Warner Shopping Center. However, the shared parking concept is viable due to <br />the mix of land uses. <br /> <br />Utilizing the shared parking concept, peak parking demand for weekdays is estimated to be <br />442 spaces for weekdays and 380 spaces for weekends. <br /> <br />The results of the parking demand survey (after adjusting for the peak month of the year and <br />accounting for the existing vacant uses) indicate that the projected shared parking analysis is <br />conservative, and more vacant parking spaces would actually be available within the site. <br /> <br />4-1 <br /> <br />311A~8 <br />
