DeveloDment Standards <br /> <br />A. Building height and basement. <br /> <br />1. Structures are subject to a height limitation of sixty-eight (68) feet above <br />ground level, which is defined as the vertical distance measured from the <br />curb level to the highest point of the roof surface. This excludes elevator <br />override area, appurtenances, and rooftop railings. <br />2. The building shall incorporate a full basement, which shall be used solely for <br />vehicular parking and storage. <br /> <br />B. Setbacks. <br /> <br />1. Front setback (Fourth Street). <br /> <br />Maximum setback is zero; however, any appurtenance such as awnings, <br />canopy, flagpoles, signage must obtain an easement and/or encroachment <br />permit in order to be located so as to project into or over the right-of-way. A <br />step-back of not less than one (1) foot from the front property line shall be <br />implemented for the floors over three (3) stories, excluding basement. <br /> <br />2.
