<br />Hi. Will the proposed use adversely affect the present economic <br />stability or future economic development of properties <br />surrounding the area? <br /> <br />The new building, in conjunction with high quality <br />landscape, hardscape and architectural style and <br />materials, will be visually pleasing and offer a highly <br />improved appearance from the vacant lot. The overall <br />economic stability of the area will be strengthened as <br />a result of new commercial services being added to <br />the area. <br /> <br />iv. Will the proposed use comply with the regulations and <br />conditions specified in Chapter 41 of the Santa Ana <br />Municipal Code for such use? <br /> <br />The proposed building with commercial on the ground <br />floor/street level and residential uses on the upper <br />floors will operate in compliance with Specific <br />Development No. 80 and the Santa Ana Municipal <br />Code. The courtyard which will be visible from the <br />public right-of-way will be landscaped and provide <br />visual interest through the use of high quality <br />hardscape, seating, seat walls, and water feature. <br />The proposed project meets the intent of live/work <br />projects that are allowed via C3-A zoning. <br /> <br />v. Will the proposed use adversely affect the General Plan or <br />any specific plan of the City? <br /> <br />The proposed use is in keeping with the density and <br />uses identified by the General Plan designation of <br />District Center. The project supports General Plan <br />Land Use Policy Number 1.0 which calls for the <br />promotion of a balance of land uses to address basic <br />Land Use Policy Number 2.0 which calls for the <br />promotion of land uses to enhance the City's <br />economic and fiscal viability. The mixed use project <br />accomplishes both these goals simultaneously. <br /> <br />E. Site Plan Review No. 2006-07 has been filed with the City of Santa Ana <br />seeking to allow the construction of a new 16,000 square foot mixed-use <br />building with 1,189 square feet of retail on the first floor, 3,544 of <br />basement that includes parking and storage, as well as five live-work <br />community units occupying the remaining upper floors for the property <br />located at 320 West Fourth Street. <br /> <br />Resolution No. 2006- <br />Page 3 of 11 <br /> <br />75C-87 <br />
