<br />14.18. Survival. All terms and conditions in this Agreement, which represent continuing <br />obligations and duties of the parties and have not been satisfied prior to the Close of Escrow <br />shall survive the Close of Escrow and transfer of fee title to the Real Property to the State, and <br />shall continue to be binding on the respective obligated party in accordance with their terms. <br /> <br />14.19. Facsimile Signatures. Facsimile signatures shall not be accepted unless prior <br />agreement is obtained in writing by both parties.
