<br />No Impact <br /> <br />Approval of the proposed amendment to the Municipal Code to <br />establish an ordinance for the regulation of Big Box retail uses <br />would not result in adverse impacts to any scenic vista, or <br />scenic resource, in that future Big Box retail uses implemented <br />under the proposed ordinance would not be located in areas that <br />contain scenic vistas. Additionally, Big Box retail uses would <br />not be located within State Highways. <br /> <br />C. Substantially degrade the existing visual character or <br />quality of the site and its surroundings? <br /> <br />No Impact <br /> <br />Approval of the proposed amendment to the Municipal Code to <br />establish an ordinance for the regulation of Big Box retail uses <br />would not degrade the visual character of the City, in that the <br />proposed ordinance would establish criteria to help minimize <br />potential visual impacts associated with location and operation <br />of Big Box retail uses. Through the conditional use permit <br />process, proposed Big Box retail uses would be subject to site <br />plan review to ensure compliance with the standards established <br />in the proposed ordinance as well as evaluated for potential <br />aesthetic impacts. <br /> <br />D. Create a new source of substantial light or glare, which <br />would adversely affect day or nighttime views in the area? <br /> <br />No Impact <br /> <br />The proposed amendment to the Municipal Code to regulate Big Box <br />retail uses would not introduce substantial amounts of new light <br />and glare impacts, in that the proposed ordinance would <br />establish criteria to regulate onsite lighting. Additionally, <br />Big Box retail uses permitted under the proposed ordinance would <br />typically be located in areas with onsite or nearby street <br />lighting. <br /> <br />II.
