A Program Manager resp~ ble for coordination activities such as: <br />- Providing general administration of the Agreement with the City of Santa Ana. <br />- Interpreting the requirements of the Project Documents. <br />- Managing and supervising its Consultants and design professionals and processing of <br />plans and specifications for the Project <br />- Managing as City of Santa Ana's representative the advertisement for bids for all <br />components of construction for the Project, including assuring all competitive <br />bidding requirements applicable to the Project pursuant to City of Santa Ana Charter <br />Section 421 are in compliance. <br />- Managing and supervising the services provided by the Construction Management <br />entity, for the purpose of causing the Project to be completed within the Project <br />Budget and in accordance with the Project Documents. <br />- Coordinate work efforts and schedules with the construction manager of the State <br />Appeals Court building project. <br />- Coordinate work efforts and schedules with the County relating to the juvenile <br />detention center and the temporary displacement of parking in the Civic Center. <br />A California licensed Architect and/or Engineer responsible for design activities such as: <br />Developing the design for the project within budgetary and schedule commitments. <br />Processing entitlements related to design responsibilities such as planning and <br />plan-check approvals. <br />Ensuring regulatory and code compliance. <br />Preparing estimates of probable construction costs. <br />Preparing construction documents for multiple subcontractor bidding. <br />A Construction Management entity responsible for pre-construction and construction activities such <br />as: <br />- Design-estimating. <br />- Value engineering and construc[ibility reviews. <br />- Publicly bidding out construction trades by Division pursuant to City of Santa Ana <br />Charter Section 421 of the Santa Ana Municipal Code Section 2-801 to 2-815. <br />- Obtaining entitlements related to construction such as building permits. <br />- Maintaining the construction schedule. <br />- Job site safety. <br />'- - Providing methods and means of construction. <br />' - Fulfilling the requirements of the construction documents. <br />- Guaranteeing the quality of the construction. <br />- Correcting any deficiencies covered by the guarantee. <br />The proposing Team may wish to add other specialized consultants to the entity to augment its capacity to <br />quickly and professionally address the requirements of the parking structure during the design, bidding <br />and construction process. <br />Note: The above descriptions are of services to be provided, not of separate individuals or entities. The <br />successful Team may consist of one or more individuals or entities, provided. that all. of these services are <br />provided to the City. <br />2 of 9 <br />
