<br />Aesthetic Impact Evaluation <br />West End Lofts Project <br /> <br />320 West Fourth Street <br />Santa Ana, California <br /> <br />At the Spring and Fall equinoxes, the building shadows of all of the <br />buildings along the street fall over the sidewalk while the proposed <br />project's shadow will sweep further out over the street. At three in the <br />afternoon, the proposed project's shadow will extend not quite halfway <br />over the Semi-Tropic Hotel roof. <br /> <br />During Summer, the shadows are very short although the proposed six <br />story building will provide a little more additional shade at the sidewalk <br />immediately before and after the noon period. Later in the day, the <br />shadow from the setting Summer sun will project back to the southeast <br />over the alley. <br /> <br />Although the proposed building is slightly more than double the height of <br />the immediately adjacent buildings, the shadows are mostly projected over <br />hardscaped public right of ways and do not significantly impact the access <br />to daylight. The limited skylights on the roof of the Semi-Tropic Hotel <br />Building will be shaded from direct sunlight only during late afternoons. In <br />some cases, the building will provide additional shading during the warmer <br />Summer months. <br /> <br />The proposed West End Lofts project at 320 West Fourth Street does not <br />have an adverse impact on the aesthetics of the site and surrounding area <br />and will contribute to the continuity of the district. <br /> <br />Kaplan Chen Kaplan <br /> <br />4 <br />80A-63 <br /> <br />December 26, 2006 <br />
