No new impacts were identified. The project <br />description has not changed; however, the re-circulation of the Mitigated <br />Negative Declaration necessitates this item to be brought back to the <br />Planning Commission to make a recommendation to the City Council. <br /> <br />Summary and Conclusion <br /> <br />Based upon the analysis detailed above, it is recommended that the <br />Planning Commission recommend that the City Council adopt the Mitigated <br />Negative Declaration and Mitigation Monitoring Plan for Environmental <br />Review No. 2004-234. <br /> <br />CEQA Compliance <br /> <br />In accordance with the California Environmental Quality Act, a Mitigated <br />Negative Declaration Environmental Review No. 2004-234 has been prepared <br />for this project. <br /> <br />~ <br /> <br />Associate Planner <br /> <br />J <br /> <br /> <br />HS:jm <br />hs\West_End_Lofts\AA06-04 SPR06-Q?
