REQUEST FOR <br />COUNCIL ACTION <br />CITY COUNCIL MEETING DATE: <br />FEBRUARY 20, 2007 <br />TITLE: <br />TENTATIVE PARCEL MAP NO. 2006-01 <br />TO SUBDIVIDE TWO EXISTING PARCELS <br />INTO THREE LOTS AT 1316-1320 NORTH <br />KING STREET - MGC HOMES, APPLICANT <br />~~ <br />CITY MANAGER <br />RECOMMENDED ACTION <br />CLERK OF COUNCIL USE ONLY: <br />APPROVED <br />^ As Recommended <br />^ As Amended <br />^ Ordinance on 1~' Reading <br />^ Ordinance on Intl Reading <br />^ Implementing Resolution <br />^ Set Public Hearing For <br />CONTINUED TO <br />FILE NUMBER <br />Confirm the Zoning Administrator's action approving Tentative Parcel Map <br />No. 2006-O1 (County Map No. 2006-115) as conditioned. <br />ZONING ADMINISTRATOR ACTION <br />On January 17, 2007, the Zoning Administrator adopted a resolution <br />approving Tentative Parcel Map No. 2006-01 (County Map No. 2006-115) as <br />conditioned to subdivide two parcels into three lots to facilitate the <br />construction of three single-family residences in the Single-Family <br />Residence (R1) zoning district at 1316-1320 North King Street. The <br />Zoning Administrator removed Conditions number 4 and 5 regarding <br />materials of the window trim and garage doors and revised condition <br />number 3 to clarify the respective owner of each parcel (Parcel 1 and 2) <br />are required to file a recorded covenant affirming and consenting that <br />one of units shall be owner occupied to the recommended conditions of <br />approval outlined in the attached staff report (Exhibit A). <br />FISCAL IMPACT <br />There is no fiscal impact associated with this action. <br />Jay M.
