KO -12/29/06 <br />RESOLUTION NO. 2007-01 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING TENTATIVE <br />PARCEL MAP NO. 2006-01 AS CONDITIONED FOR THE <br />PROPERTY LOCATED AT 1316-1320 KING STREET <br />(COUNTY MAP NO. 2006-115) <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval of Tentative Parcel Map No. 2006-01 <br />(County Map No. 2006-115) to subdivide two parcels into three lots to <br />facilitate the construction of three single-family residences at 1316-1320 <br />King Street. <br />B. On January 3, 2007, the Zoning Administrator held a duly noticed public <br />hearing for Tentative Parcel Map No. 2006-01 (County Map No. 2006-115) <br />as conditioned. The Zoning Administrator continued the matter to January <br />17, 2007. <br />C. For Tentative Parcel Map No. 2006-01, the Zoning Administrator <br />determines that the following findings have been established: <br />1. The proposed project, as conditioned, and its design and <br />improvements are consistent with the Low Density Residential land <br />use designation of the General Plan and are otherwise consistent <br />with all other elements of the General Plan and any applicable <br />specific plans. <br />The proposed subdivision is consistent with the Low Density <br />Residential land use designation and all other elements of <br />the General Plan. <br />2. The proposed project, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes as well as other <br />applicable City ordinances. <br />The proposed project, as conditioned, conforms to the <br />provisions of the zoning code including landscaping, <br />setbacks, parking, lot size and frontage. <br />Resolution No. 2007-01 <br />32A_~C Pagelof4 <br />
