Tentative Parcel Map No. 2006-01 <br />January 17, 2007 <br />Page 2 <br />Project Description <br />The proposed project involves the demolition of a single-family dwelling <br />unit and the construction of three new single-family residences. Lots 1 <br />and 2 will be 7,402 square feet in size each, with Lot 3 consisting of <br />6,000 square feet of lot area. All three lots will comply with the <br />minimum lot size requirement of the R1 zone. Two different floor plans <br />are proposed. Lots 1 and 2 are 2,292 square foot residences that will <br />contain four bedrooms, three full bathrooms and a powder room. A 625 <br />square foot second dwelling unit is also proposed for Lots 1 and 2. Lot <br />3 will contain a 2,665 square foot residence with four bedrooms, two <br />full bathrooms and a powder room. <br />Access to the proposed project will be provided from King Street and <br />Washington Avenue. A two-car attached garage and two tandem spaces in <br />the driveway will be provided for each unit. An additional single car <br />garage will be provided for the second dwelling unit for Lots 1 and 2. <br />The architectural style proposed for these residences is contemporary <br />with some Craftsman and Mediterranean influences. The exterior material <br />proposed includes the roofs, stucco, siding, precast concrete stone <br />veneer, and decorative window surrounds. Covered porches with two <br />pillars, broad at the base and tapering as they extend upward, are <br />features used on the elevations to characterize the Craftsman Bungalow <br />architectural style (Exhibits 3 through 10). <br />Analysis of the Issues <br />The tentative parcel map is proposed to subdivide an existing 0.48-acre <br />site that contains two parcels into three parcels. The subdivision has <br />been reviewed and has been found to be in conformance with the City's <br />subdivision regulations as well as the California Subdivision Map Act. <br />Existing infrastructure in the area will be upgraded to service the <br />project, including new curb and gutter along King Street and a <br />wheelchair ramp at the corner of King Street and Washington Avenue per <br />City standards. <br />In addition, a covenant that mandates owner occupancy is required for <br />Lots 1 and 2. The owner or owners of these parcels are required to file <br />with the Planning Manager a recorded covenant affirming and consenting <br />that one of the units shall be owner occupied. These covenants shall be <br />recorded prior to issuance of building permits. <br />32A-3 <br />
