<br />ORDINANCE NO. NS-2736 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA REZONING THE PROPERTY LOCATED AT <br />510 NORTH EUCLID STREET FROM COMMUNITY <br />COMMERCIAL (C1) TO SINGLE-FAMILY RESIDENCE (R1) <br />(AA NO. 2006-06) <br /> <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1. The City Council of the City of Santa Ana does hereby find, <br />determine and declare as follows: <br /> <br />A. Amendment Application No. 2006-06 has been filed with the City of Santa <br />Ana to rezone the property located at 510 North Euclid Street from <br />Community Commercial (C1) to Single-Family Residence (R1). <br /> <br />B. The Planning Commission of the City of Santa Ana held a duly noticed <br />public hearing on January 8, 2006 on Amendment Application No. 2006-06. <br />The Planning Commission determined by a vote of 5:0 (Gartner absent) to <br />recommend that the City Council adopt a resolution approving Amendment <br />Application No. 2006-06. <br /> <br />C. On February 5, 2007 the City Council held a duly noticed public hearing <br />regarding the adoption of an ordinance approving Amendment Application <br />No. 2006-06, to rezone the property located at 510 North Euclid Street <br />from Community Commercial (C1) to Single-Family Residence (R1). <br /> <br />D. The existing zoning and general plan designations for the subject property <br />are inconsistent. As the General Plan for the City indicates this area as <br />Low Density Residential (LR-7), the long range vision for the area <br />encourages the development of single-family residential uses. <br />Additionally, the existing land uses on the block are comprised primarily of <br />single-family with several two-family residences and the adjacent church. <br /> <br />E. Policy 5.4 of the Land Use Element states that the City should support <br />projects that are consistent with the General Plan designation. <br /> <br />F. Based upon the evidence referenced herein, including all oral testimony <br />before the Planning Commission and the City Council at their respective <br />public hearings, the proposed Amendment Application No. 2006-06 to <br />rezone property located at 510 North Euclid Street from Community <br />Commercial (C1) to Single-Family Residence (R1) bears a substantial and <br />reasonable relationship to the public welfare. <br /> <br />Ordinance No. NS-2736 <br />Page 1 of 4 <br />
